Pending Approval at January 14, 2021 Meeting
The meeting was called to order by Don Vogel and noted thata quorum was present.
Directors present were Don Vogel, Rick Humerickhouse, Matthew Benningfield, Mark Evans, CJ Stidham, Marlene Elliott & Larry Loucka.
Jonathan Kincaid & Andrew Meadors were absent.
There were (5) Association Members in attendance.

TOWN COUNCILUPDATE
Town Council meetingis scheduled for 12/14. We are asking them to consider not charging the vacant lot sewer fee on the lots that CLV owns or the ones that CLV may potentially buy at the upcoming Certificate Sale in 2021.
READING OF MINUTES
Rick Humerickhouse made a motion to approve the November Monthly Meeting Minutes.
The motion was seconded by Larry Loucka.
Vote in Favor 6 to 0.
TREASURER’S REPORT
Mark Evans read the Treasurer’s Report for month ending November 2020:

YTD Expenses: $ 763,033
Current Net Income: $ 203,842
Monies on Hand: $ 68,731.73
Dock Account: $ 19,649.60
Rec Ctr Account: $ 14,480.46
Storage Account: $ 21,556.94

Investment Update:
October Reserves $504,447.44
November Reserves $531,156.88
The Reserve account saw an increase of $ 26,709.44 from October to November 2020.
Marlene Elliott made a motion to accept the November Treasurer’sReport.

DELINQUENCY REPORT
Chris Ambs, Property Manager, reported on Assessmentscollected for November 2020.
Prior year assessments collected for the month of November 2020: $1,155.46
Total Collected for 2020 - $ 17,533.42
Budgeted Assumption for 2020 - $ 9,060.00
MANAGER’S REPORT
- Real Estate Report – November: 5 existing homes, 7 vacant lots, 1 half vacant lot.
- There are approximately 8 homes for sale in CLV
- There are 25 open construction permits
- Storage area clearing is wrapping up
- Fall Leaf Collection Campaign continues as long as weather allows
- Gatehouse continues restricted access to members due to COVID-19 concerns. We encourage everyone to call before arriving
- 2021 Invoices have been mailed
ACTION ITEMS
Rule Review/Update
1. Parking Rule – New Rule – Cargo/Utility/Specialty trailers over 12’ will not beparked in view from roadway on member’s lot.
Rick Humerickhouse made a motion to approve this new rule.
Mark Evans seconded the motion.
All in Favor 6 to 0.
2. Lake Rule – Update - #4 Section H – Non-motorized craft need to avoid lap areaduring times of any motorized activity.

CJ Stidham seconded the motion.

3. Recreation Center – Update – Added a cancellation policy tothe rule.
Rick Humerickhouse made a motion to approve the addition.
Marlene Elliott seconded the motion.
All in Favor 6 to 0.
4. Political Displays – Update – Revised the name of the rule fromPolitical Signs to Political Displays. Rule adds Banners, flags, and displays. A statement that the CLV Board may approve or disapprove displays basedsolely on subject and aesthetics.

Gate Placement at Maintenance/Storage Area – There are a lot of people going back to the Maintenance/Storagearea that do not need to be back there. Weare looking into a gate system that will allow only those people that have arented space, the maintenance crew, and the Town to access this area.
Santa Claus Utilities – The Santa Claus Utilities will beperforming needed
sewer repairs in the 5thsubdivision from Dec 14 – 17.
