Monthly Meeting

2/13/20

Pending Approval at March 12, 2020 Meeting

The meeting was called to order by President Bill Conrad andnoted that a quorum was present.

Directors present were Bill Conrad, Mark Evans, RickHumerickhouse, Larry Ball, Jason Terry, Lisa Gengelbach & Larry Loucka.

Barbara Reinhold was absent.

There were (13) AssociationMembers in attendance.

BOARD VACANCY ELECTION

Due to the recent resignation of a board member, there was aspecial election held to elect a new member to the board.

Jeff Stillman

Don Vogel

The board voted to elect Don Vogel to complete the remainingterm ending June 2022.

MEMBER’S FORUM

Dean Blessinger,owner of lot 03-118 approached the board and wanted to give the lot back toCLV.  He had a survey/engineering firm tellhim that he can’t build on it.  Hepurchased the lot 30 years ago for the golf amenities.  President Conrad told Mr. Blessinger that hewould respond with the Board’s response in writing.

Carl Gist of St.Matthews Church, owner of lot 06-210 requested that the Church be exempt fromassociation fees.  It was gifted to thechurch by a member and they accepted it. It was suggested for the Church to talk to a neighbor of the lot or arealtor.

READING OF MINUTES

Rick Humerickhouse made a motion to approve the January MonthlyMeeting Minutes.

The motion was seconded by Mark Evans.  Lisa Gengelbach abstained since she wasabsent.

Vote in Favor 6 to 0.

TREASURER’S REPORT

Mark Evans read the Treasurer’s report for the month of January2020:

Investment Update:

December Reserves                $536,879.42

January Reserves                    $534,313.91

The Reserve account saw a loss of$ 2,555.51 from December 2019 to January 2020.

Lisa Gengelbach made a motion to accept the Treasurer’sReport.  

Larry Loucka seconded the motion.

Vote in Favor 7 to 0.

DELINQUENCY REPORT

Chris Ambs, Property Manager, reported on Assessmentscollected for January 2020.

PRIOR YEAR

Prior year assessments collected in January - $ 2,713.60

Total Collected for 2020 - $ 2,713.60

Budgeted Assumption for 2020 - $ 9,060.00

MANAGER’S REPORT

  • Real Estate Report – January:   4 existing homes & 6 vacant lots changed hands
  • There are approximately 16 homes for sale in CLV 
  • There are 12 open construction permits
  • Working efforts to relocate one or two docks – either A or B Dock
  • Dusk to dawn light installed at Polar Park
  • Road sealing completed – road striping scheduled for April:  Kaspar, Balthazar and all Melchiors east of Kaspar
  • Office closed Monday, February 17 in honor of Presidents Day
  • G Dock delivered and installed

We purchased a demo saw to tear up the old G dock and use itfor other dock demolition and a Stihl industrial leaf blower to keep parkinglots & ditches cleared.

  • Nominating/Election – Vacant – This vacancy will be decided on at an Executive Meeting following the board meeting
  • By-Laws & C & R’s – Lisa Gengelbach - No Report
